St John’s College

St John’s College, Cambridge is an eleemosynary corporation founded under a royal charter in 1511 and is one of the 31 colleges of the University of Cambridge. It’s endowment was valued at over £800m as at 30 June 2025, and is invested in a diversified securities portfolio and in direct property throughout the UK.

St John’s is a long term landowner and is committed to balancing the needs of the environment, local communities and commercial reality. Values that are perfectly aligned with HBD as joint venture partners.

SPARK

Walsall

SPARK is a 21st century logistics and manufacturing hub offering global and local occupiers 620,000 sq ft of high-specification floor space from 18,000 – 250,000 sq ft. It is located right by junctions 9 and 10 of the M6 and sits in the heart of the Midlands, offering occupiers direct access to a range of local skills, talent, and expertise.

Phase 1 consists of four units, with Buildings A and G being delivered through Origin – a newly established joint venture platform created by HBD and Feldberg Capital – and scheduled for occupation from Q4 2025. The remaining units in Phase 1 are being delivered by HBD.

MOMENTUM

Rainham

Momentum is a pioneering new industrial and logistics development, situated across 20 acres of prime land in Rainham, right alongside the busy River Thames cycle path in the nation’s capital.

We instantly saw the potential of this site and in early 2022, bought the land in a joint acquisition with Barings, bringing forward a connected, cohesive highly sustainable industrial and logistics scheme which consists of four units – ranging in size from 41,126sq ft to 171,406sq ft.

MARKHAM VALE

Derbyshire

The transformation of Markham Vale from colliery to a contemporary industrial hub has been 20 years in the making. 

Since 2004 HBD has successfully worked alongside three local councils in this area of Derbyshire, creating accessible and attainable new spaces for local and national businesses. HBD has created 2,700 jobs to date, new biodiversity and local landscaping initiatives to bring paths and bridleways back into use, as well as a stunning sculpture trail to honour the miners once working here.

The result is a thriving new commercial community for a new era of workers – both now, and for generations to come. 2.2 million sq. ft has already been delivered, with the space now occupied by numerous businesses. 

IAMP

Sunderland

The International Advanced Manufacturing Park in the North East is one of the largest live schemes in the country, and is being delivered by a partnership comprising HBD, Sunderland City Council and South Tyneside Council.

Better known as IAMP, this 370-acre site is integral to the UK’s industrial strategy, and is fast becoming a benchmark for the UK’s manufacturing sector with projections of up to 7,000 new jobs in the next decade.

Occupying a fantastic location, IAMP gives occupiers access not only to the main road infrastructure, but also to two deep water ports – essential for manufacturing exports.
